    Hi Everyone what are the

pro and cons when you start looking for a studio space to rent? I will be looking soon and wanted to be as knowledgeable as possible. One studio wants 30% is that a lot. It is in the city. Any help would be appreciated.
    Thanks

I don't know the answer, but you might get more response if you change the title of your thread to something more concrete like "pros and cons of renting studio space" so that more people will look at the thread.

The basics -- mirrors, good floor, sound system, parking, safe entryway for nighttime/off-peak hours.

Know in advance that you won't be likely to get a 'prime-time' slot (weekday evenings 6-9pm). It's good to have an off-peak time in mind. Saturday morning? Friday evening? Sunday afternoon?

30% doesn't seem unreasonable, but I prefer paying a flat rate (around $25/hour where I live, life is cheap here). Be prepared for the studio owner to ask for proof of insurance, you can get that for under $200 a year so it's not a horrible expense.

Hmmm, what else would you like to know?

30% and $25.00 an hour are both great! In my area the gyms and dance schools want a 50/50 split and one of the big centers for the arts wants 70%.

30% Is the normal rate I work with. If you could wiggle down to 25% that would be great for you!

i use to teach for 30% which is really great when you are establishing your classes. i wish i could find a place that would do a percentage. i hate getting paid a flat rate, and i prefer to not pay a flat rate while building my student base in a new area. i say it sounds great as long as the studio is well equipped.
