Re: Instructor fee
You need to know who your contract is with: the rec centre? the apartment complex board? the individual attendees?
Talk to the rec centre & find out.

Re: Instructor fee
As beafarhana mentioned, you need to make sure you have a contract. Not a contract given to you to sign/adhere to by the apt complex but your OWN contract. You may find what they need you to sign is essentially the same as yours. Fine but make sure you have it all crystal clear in writing.
In terms of charging them, I'd find out how long you're teaching there (6 weeks, 4 months, 12 months)- this will also give you an idea on when you'd be paid (per month, per week etc). Depending upon your area, I'd make sure to charge the same per hour rate you would with any other studio or fitness center. I wouldn't let them talk you into charging less because the attendees are residents of the complex.
Find out the number of students (if its possible I'd stipulate a minimum and a maximum: you don't want only one person to show up and have management say "oh well, I guess they changed their minds" or have 30 women show up and be unprepared and overwhelmed.) Also ask if there is a good response for the classes if theres room to have a beginners class 1, and a beginners class 2. Flexibility to split the beginners who already took say 6 weeks of class from the absolute newbies is also going to save you alot of frustration from having to 're-start' your class.
Last thought: if you plan to teach veil or zills or even provide/sell hip scarves make sure you have them available for purchase at class (I know in our area unless you go into the city, you won't find anything and they'll have to wait for their online purchases to arrive).
And above all, have fun :)*Mariana* Professional Bellydance Artist: www.marianabellydance.com

Re: Instructor fee
You should also inquire about their insurance coverage, and if need be, take out your own dance instructor's policy to protect yourself. You may be very qualified to teach, but if anyone gets hurt, what prevents you from losing everything you have in a lawsuit?
